The access to the property is paved with porphyry stones that surround almost all sides of the house. The building has 3 floors and an attic that are dimensioned as follows: one floor of about 200sm as park garage, storage and cellars. A groundfloor of 130sm, a first floor of 100sm and an attic of almost 50sm. Ground and first floors have 2 bathrooms each.

 In front of the ground floor a wide patio of circa 70sm with four columns opens up towards the chestnut trees. It is made of wood and offers a lovely refuge from the hot sun in the summer.

1500 square meters of land surround the house and additional 1500 square meters with covered "capannoni" for agricultural activities which can also be sold separately.

On the south west side facing the hill, 2500 square meters of chestnut trees cover the property. These trees produce the "marroni" and the local chestnuts "castagna amiatina" (DOP certified). A third part of the trees procudes the so-called Bastarda rossa.

On the south east side towards the valley there is a small orchard with pears, apples, nuts and plum trees as well as a quince tree.

The location on the lower part of the hill offers beautiful views towards the medieval town of Arcidosso and the first houses of Castel del Piano.

The area is loved by mountain bikers, sport teams (for summer training), nature lovers visiting the near Parco Faunistico (where you can see the Appennini's wolf) and also visitors for spiritual retreats at the buddist center Merigar.

In around 20 minutes it is possible to reach the ski resort at the top of the Amiata mountain.
